The services we provide :
First and foremost we are an Estate Broker:
- We act on behalf of a client that wishes to sell a property.
- We do so under contract by client, for which we charge a commission in accordance to the value of the property to the seller/client.
- The price is set by the seller and he has the right to change it at any stage prior to a signed and sealed sales contract.
- We advertise the property and will show the property to a prospective client
- We have basic information of the boundaries and the layout which have been supplied by the client, and the authenticity of this documentation is guaranteed by the seller in his Agreement with the
- We negotiate the price on behalf of the client.
- The Prospective buyer thereafter furnishes LamuRealty with a letter of interests.
- On receipt of this letter of interest we hand the buyer over to the seller, or respectively their legal representatives.
- At this point, the contractual obligation of Lamu Realty ends.
- All issues of the sales contract are strictly between the seller’s and buyer’s legal representatives.
- It is the buyers obligation to excercise “Due Diligence” in verifying the documentation of the property as supplied by the seller.
Kenyan Law provides for the possibility for Lamu Realty to act thereafter for the buyer also.
This is not considered Conflict of Interest as the successful and speedy conclusion of the sale is in both parties’ interest and the contractual obligation by LamuRealty ended with the hand over of the buyer to the seller.
We can provide under contract of service to the buyer:
- In depth verification of documents like:
- Original and verified copies of GOK/Survey of Kenya registered survey map for the property.
- Verified Copy of RIM Indent
- Verified copy of RIM
- Copy of letter of Ministry of lands authorizing issue of title.
- Title Search
We do not:
- We do not do appraisal
- We do not engage in any form of legal services.
